After months of Arizona heat, HVAC operation, plumbing use, seasonal weather, normal occupancy, and everyday living, conditions may become apparent that weren't visible or present during your pre-move-in inspection.

The 360° 11-Month Warranty Inspection provides an independent evaluation of readily accessible areas, systems, and components near the end of your first year of ownership.

The goal is simple: document observable conditions before applicable builder warranty deadlines so you have useful information to review and, when appropriate, discuss with your builder.

What We Inspect

Depending on accessibility, conditions, and the inspection scope, our Phase 3 inspection may include:

  • Roofing and accessible roof components

  • Exterior walls, stucco, trim, windows, and doors

  • Attic and visible structural conditions

  • Electrical system and accessible components

  • Plumbing fixtures, supply, and drainage components

  • HVAC system and accessible components

  • Interior walls, ceilings, floors, doors, and windows

  • Bathrooms and kitchens

  • Installed appliances within the inspection scope

  • Visible site and drainage conditions

  • Safety-related components

  • Other readily accessible systems and components

A pre-move-in inspection captures the condition of the home near completion. An 11-month inspection evaluates it after the home has actually been lived in and its systems have operated over time.

That makes Phase 3 an important final checkpoint in our 360° new-construction inspection process.
