Our 360° Signature Inspection is designed to give buyers, sellers, and homeowners the most complete understanding of a property's condition—all in one convenient service. Rather than just evaluating the visible components of the home, our Signature Inspection includes valuable additional services that helps uncover issues that may otherwise go unnoticed.

Every 360° Signature Inspection includes:

  • Comprehensive Home Inspection – A thorough evaluation of the home's major systems and components, including the roof, foundation, structure, exterior, interior, HVAC, plumbing, electrical, insulation, attic, and more, performed in accordance with recognized industry Standards of Practice.

  • WDIIR Termite Inspection – A licensed Wood-Destroying Insect Inspection Report (WDIIR) to identify evidence of termites and other wood-destroying organisms. Includes a 1-Year Termite Warranty for added peace of mind (subject to warranty terms and conditions).

  • Basic Thermal Imaging – We use an infrared thermal camera during the inspection to help identify potential hidden concerns such as moisture intrusion, insulation deficiencies, overheating electrical components, and HVAC performance anomalies where detectable. Thermal imaging is a valuable, non-invasive tool that enhances the visual inspection but is not a guarantee that all concealed conditions will be discovered.

  • Basic Drip Irrigation System Testing – Arizona homes rely heavily on drip irrigation systems. We'll perform a basic operational check of the drip irrigation system to identify obvious leaks, damaged emitters, or operational concerns visible during the inspection.
